Thank you for your interest in our long term property management services. Although we work hard to tailor our services to you, the following paragraphs outline the basic areas of our service. We offer a full range of property management services tailored to you as an investor, homeowner, or landlord. We have an extensive portfolio of single family homes, townhouses and condos in the Flour Bluff area.
Marketing and advertising begins with placing our sign and photographing your property to prepare for our online marketing. We advertise online on our company website, rentpadreisland.com, as well as AHRN (Automated Housing Referral Network) which is the worldwide military housing website. We strategically place your property online with Zillow, Truila, Hotpads, and many others. For maximum exposure we advertise in the local North Padre Island Moon newspaper. We also have a tremendous volume of clientele from our Coldwell Banker Network and prime Island location.
Whether just stopping by or by appointment, our properties are shown exclusively through our office by one of our property managers. This helps us find the right property for the right tenant.
Once we receive an application on your property, we will carefully qualify the prospective tenant. We research several areas of each applicant’s background. We analyze their credit history. We verify employment history and income. We obtain past rental history from previous landlords, as well as obtain a criminal background report.
All rents are due on the first day of each month and late after the third. Should the rental payments not be received by the third, we immediately contact the tenant to investigate the issue and notify the owner of any delayed payment. At which time we will visit with the owner about the different options that are available to them.
Upon collection of the rent, all invoices are paid, such as repairs, electric bills, lawn service, pool service, etc. and collection of our management fee. At that time we prepare a detailed monthly statement with copies of all invoices, if any. The net rent proceeds will then be sent via electronic funds transfer or by check, whichever is preferred. It is our policy to get owners’ statements and money out as soon as possible. Money will be sent out no later than the 10th of the month.
In the event of repairs, all owners are notified immediately. As a convenience to the owners we can set a pre-determined amount for authorization to make repairs. However, if repairs are above the pre-set amount we contact our owners for authorization and discuss the problem and determine the best course of action. We provide 24 hour phone service for all repair issues. All of our repairs are performed by insured subcontractors and are not up charged by BARM.
We also perform quarterly inspections for the protection of our properties. Upon inspection a report along with photos are emailed to the owner.
Flour Bluff is a specified area of the city of Corpus Christi, Texas. It is located on Encinal peninsula bordered by Corpus Christi Bay on the north, Oso Bay on the west, the Laguna Madre on the east and the King Ranch to the south. South Padre Island Drive crosses Flour Bluff, dividing it into an upper part, commonly known as North Bluff, (mostly occupied by Corpus Christi Naval Air Station), and a lower part, commonly known as South Bluff. The area is mostly made up of suburban development, with a population consisting mostly of lower-middle income families, with local and national businesses such as Walmart, H-E-B grocery stores, etc.
What is now Flour Bluff Drive was once a railroad branch going off Texas Mexican Railway to the Naval Air Station. Waldron Field, located on the south side of Flour Bluff, was built during World War II and since then has been used as a Navy landing airfield. One can commonly see the orange and white training planes flying around the area. Of historical interest: President George H. W. Bush was relocated at the Navy base for training classes in 1942.
